NORTHWEST ASSOCIATED CONSULTANTS, INC. <br />4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422 <br />Telephone: 763.231 .2555 Facsimile: 763.231 .2561 planners@nacplanning.com <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: May 2, 2008 <br />RE: Little Canada — Rossow — 3164 Ryan Lane <br />Outdoor Storage CUP and Off -Site Outdoor Storage IUP <br />FILE NO: 758.09 — 08.10 <br />Background and Analysis <br />Lee Rossow is seeking an amendment to his Conditional Use Permit for outdoor <br />storage at 3164 Ryan Lane, as well as an Interim Use Permit for outdoor storage on <br />that site to allow a portion of this parcel to be used for the off -site storage from Quality <br />Contracting at 3066 Spruce Street. The property was previously occupied by storage of <br />school buses. The CUP issued for that site required that only buses and related <br />equipment were allowed to stored. At the current time, the building is occupied by a <br />towing company who utilizes some of the outdoor storage area for the short-temr <br />storage of vehicles. No repair work is done on these vehicles. <br />The amendment is seeking to remove the restriction related to buses and make some <br />minor site plan improvements, including: <br />a. Adding parking in front of the security gate to allow for the gate to remain closed. <br />b. Adding landscaping in the area of the new parking. <br />The applicant notes that the security fencing on the rear portion of the property is not <br />required by ordinance, and would like to be able to move or rearrange fencing without <br />the requirement that a new CUP be issues. <br />Outdoor storage is now allowed by CUP under a revised ordinance.
