PERMANENT PUBLIC UTILITY AND DRAINAGE EASEMENT <br />THIS AGREEMENT, made this 9 day of 200 O, by and <br />between Cobblestone Village Association, Inc., Grantor, and the City of Little Canada, a <br />municipal corporation under the laws of the State of Minnesota, Grantee; <br />WITNESSETH, that the said Grantor, for the sum of one dollar ($1.00) and other <br />good and valuable consideration, the receipt of which is hereby acknowledged, hereby <br />grants and warrants to said Grantee, its successors and assigns, a permanent easement <br />for public utility and drainage purposes, and for ingress and egress at any and all times <br />with all machinery, equipment and materials necessary for the aforesaid purpose, in, <br />over, and upon the following described property owned by Grantor and situated in <br />Ramsey County, Minnesota: <br />A Permanent Easement Utility and Drainage purposes, described as follows: <br />A strip of land 50.00 feet in width over Lot 35, Block 1, COBBLESTONE <br />VILLAGE COMMON INTEREST COMMUNITY NO. 312, according to said plat <br />on file and of record in the office of the County Recorder, Ramsey County, <br />Minnesota, the Northwesterly line of which is described as follows: <br />Commencing at the most Easterly corner of Lot 20, said Block 1; thence South <br />39 degrees 04 minutes 03 seconds West, an assumed bearing, along the <br />Southeasterly line of said Lot 20, a distance of 23.23 feet; thence North 76 <br />degrees 32 minutes 24 seconds East, along a line to be hereinafter referred to as <br />"Line A ", a distance of 201.72 feet to the intersection with the East line of said Lot <br />35; thence North 00 degrees 18 minutes 13 seconds West, along said East line <br />of Lot 35, a distance of 105.00 feet to the point of beginning of said line to be <br />hereinafter described; thence South 52 degrees 53 minutes 58 seconds West, a <br />
