ensure survivability in compliance with Section 903.020.F (Fence <br />section). See Note 9. <br />11. Waste or recyclable material shall be contained in a refuse container. All <br />such containers shall be stored within a screened enclosure within the rear <br />yard of the property. The site plan does not detail the location of waste <br />containers — this requirement shall be a condition of approval. <br />12. The storage area shall be paved with asphalt, concrete, or other material <br />approved by the City Council. The bulk of the storage area is gravel <br />surface. <br />13. The storage area shall not occupy any space required for conformity to the <br />parking regulations of the Zoning Ordinance. There is adequate parking <br />for the building within the paved parking area to the south of the <br />building — a site plan should be submitted that specifies a parking <br />layout. <br />14. The property, including buildings and exterior site areas, shall comply <br />with all applicable fire codes. The fire chief should comment on <br />compliance with this regulation. <br />15. All lighting shall be hooded and so directed that the light source shall not <br />be visible from the public right -of -way or from neighboring residential <br />uses, and shall be in compliance with Section 903.020.I of the Zoning <br />Ordinance. The site plan does not detail the layout of the site lighting — <br />this requirement shall be a condition of any approval. <br />16. All other provisions and requirements as deemed necessary by the City <br />Council. <br />17. The applicant complies with the provisions of Section 921 of the Zoning <br />Ordinance. <br />As noted, the applicant is also seeking approval to permit a portion of the site area to be <br />utilized as off-site outdoor storage for Quality Contracting. The requirements of this <br />Interim Use Permit are identified below: <br />A. Off Site Outdoor Storage [as an Interim Use], provided that: <br />I. Off -Site Outdoor Storage shall require a license in addition to any other <br />business or outdoor storage license required by the City. The applicant (War - <br />Ron) and the operator (On -Site Sanitation) would each need a license for <br />the IUP. <br />2. This interim use permit may not be utilized for the off -site storage of motor <br />vehicles or parts of motor vehicles. The off -site IUP is for the storage of <br />sanitation equipinent belonging to On -Site Sanitation. <br />3. The owner of the storage material owns and operates a business (the <br />"operator ") in Little Canada zoned I -1. This condition is met. <br />4. The location of the off -site storage is zoned 1 -1 (the "off -site location "). The <br />subject property is zoned I -1. <br />5. The storage area meets all of the conditions for outdoor storage listed in <br />Section 914.040 G as if it were accessory to the principal use on the subject <br />parcel, with the exception of 914.040.G.4. As noted in the analysis above, <br />this condition is met, provided the storage area encroaches no closer than <br />about 20 feet from the building. <br />3 <br />
