LAND USE PLAN <br />Residential Land Uses <br />The City of Little Canada offers a wide variety of housing choices. People of all ages and <br />income levels can find appropriate housing to fit their needs. The Future Land Use Map <br />designates three different residential land use categories: low density residential, medium density <br />residential and high density residential. These land use categories are implemented by the City's <br />five residential zoning districts: Single Family Residential (R -1), Medium Density Residential <br />(R -2), High Density Residential (R -3), Mobile Home Park (R -4) and Residential- Business (R -B). <br />Goals: <br />1. Substandard housing shall be removed when it is judged not economically feasible to <br />correct deficiencies. <br />2. Maintain housing values by promoting home repairs, maintenance and site clean -up <br />through code enforcement. <br />3. Provide for a variety of housing types that allow people of all ages to live in Little <br />Canada. <br />4. Create and maintain high quality neighborhoods that are compatible with adjacent land <br />uses. <br />5. Address the density, affordability and unit type requirements for housing as required by <br />the Metropolitan Council. <br />Policies: <br />1. All new housing shall adhere to the highest community design, planning and construction <br />standards. <br />2. Promote and implement programs for new housing, housing rehabilitation, maintenance <br />and redevelopment through the EDA in order to address the changing housing needs of <br />Little Canada residents. <br />3. Low density residential neighborhoods shall be protected from encroachment or intrusion <br />of incompatible, more intense uses by buffering and separation. <br />4. Preserve and maintain existing density and character of residential neighborhoods. <br />5. Protect residential neighborhoods from the intrusion of through - traffic. <br />6. Maintain a balance in the types and quantities of housing units available in the City. <br />7. Medium and high density housing is to be included at the periphery of commercial areas. <br />8. Discourage the introduction of commercial land uses in residential districts. <br />9. All service and commercial uses shall be adequately screened or buffered from adjacent <br />residential development. <br />10. Strongly discourage any further spot or uncoordinated linear residential development in <br />favor of a unified development pattern. <br />11. Violations of property maintenance which infringe upon residential neighborhood <br />quality, pose public health and safety problems and threaten neighboring property values <br />shall be aggressively eliminated. <br />City of Little Canada — 2030 Comprehensive Plan <br />27 <br />
