Garage Proposal. 620 Keller Parkway. David and Sarah Schwietz <br />Project Proposal: <br />• Construct one 20x14 accessory building <br />• Tear Down existing garage structure <br />• Construct one 42 x 30, 2 story, detached garage with basement <br />Current Situation and Background <br />Several years after the purchase of our house, it was learned that the existing home was built on top of some sort of city or county dump. <br />Due to bad soil conditions, the existing house was built on pilings to support the structure. The existing detached garage, however, either <br />does not have a piling system or was constructed improperly and Is experiencing structural issues. <br />would first like to construct a small 20 x 14 accessory building with a false floor to house a lawn mower, snow blower, bikes, etc. This <br />structure would not have a permanent foundation or poured slab due to the cost of the piling system and concrete (please see <br />attachment). <br />Secondly, I would like to tear down the existing garage structure and build a 2 story, detached garage with a basement for additional <br />storage. The intent of the top floor of the garage structure would be for additional living space, but would not be completed until the <br />garage was eventually attached to the home. <br />Eventually, our existing house will need to be leveled and at that time, the rebuilt house will be attached to the garage and take <br />advantage of the living space above. <br />I understand there are concerns with 2 detached structures on my property but hopefully this will be allowed due to the size of my lot <br />(approx 2 acres), the conditions of existing soil and the phased approached I'd like to take. <br />Main Car Garage Plans <br />The exact garage type and architecture has not been fully decided <br />as of yet and will likely be influenced by what is allowed on our <br />property.) have attached 4 different garage potential options <br />which are all similar in main floor s square footage. Some of the <br />garage options have upstairs living space potential and is the <br />preferred design. Other plans just have storage space or storage <br />lofts. All plans shown have a basement under the garage used for <br />storage only.
