NORTHWEST ASSOCIATED CONSULTANTS, INC. <br />4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422 <br />Telephone: 763.231 .2555 Facsimile: 763. 231.2561 planners @nacplanning.com <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: July 3, 2008 <br />RE: Little Canada — On -Site Air Temp — 53 Woodlyn Avenue <br />Outdoor Storage CUP and Variance for Storage Containers <br />FILE NO: 758.09 — 08.14 <br />Background and Analysis <br />On -Site Air Temp is seeking a Conditional Use Permit for outdoor storage at 53 <br />Woodlyn Avenue, as well as a variance to permit a number of storage containers <br />greater than the maximum of four adopted as a part of the recent zoning ordinance <br />amendment. The property is currently occupied a building and a limited storage area. <br />The outdoor storage consists solely of the containers (currently a total of 8 such <br />containers). The applicants have provided photographs showing the containers both as <br />they sit on the site and the interior of the containers themselves. <br />Outdoor storage is now allowed by CUP under a revised ordinance. The requirements <br />for the permit are as follows (staff comments inserted in italics): <br />G. Open and Outdoor Storage as an accessory use, provided that: <br />1. The activity of outdoor storage shall require a separate business license <br />issued by the City of Little Canada. The applicant will have to obtain this <br />license. <br />2. The storage area in question occupies an area no greater than sixty percent <br />(60 %) of the gross square footage of the subject parcel. As currently <br />arranged, the containers occupy a total of less than 4% of the lot area. <br />The applicants have requested (as a part of their variance application) <br />that a limit of 5% of the lot area be used as a threshold allowance. <br />3. The storage area shall not occupy any portion of the yard between the <br />front building line and the adjoining public street, or the side building line <br />and public street on a corner lot. All of the storage area is behind the <br />front building line. <br />
