Hanson <br />Attached are eight sites staff has identified as potential locations for a new hotel pursuant to <br />our goal to "Conduct RFP for Hotel /Motel" (action plan attached). They were selected based <br />on their location and development/redevelopment potential. Each has some pros and cons. <br />The availability of any of them has not been determined. <br />Some other information that may prove useful as move forward with this evaluation is as <br />follows: <br />Staff pulled up County information on existing hotel sites in our immediate area. We <br />identified one in White Bear Lake, two in Maplewood near the mall, two in Shoreview <br />in the vicinity of 694 and Lexington, two in Roseville along Cleveland by I -35 W, and <br />one in Vadnais Heights. Based on this limited data (information on the number of <br />rooms, restaurant size, meeting areas, etc. was not readily available), we learned that <br />of the four properties with restaurants, their average parcel size was 5.32 acres. Of the <br />four without restaurants, their parcel size was 1.92 acres. <br />George Sherman of Sherman Associates was contacted. He has been involved in a <br />number of hotel projects recently and indicated he would be interested in working on <br />one in Little Canada. Some key information he relayed was as follows: <br />a) A hotel will need about 120 rooms. <br />b) Rates are geared to business travelers and would be targeted around the <br />$75 /night range for our market. <br />c) The size of a site needed for a hotel without a restaurant is about two acres. <br />d) The size of a site needed for a hotel with a restaurant is about three acres. <br />
