As a part of the discussion, the City Council approved the several applications that <br />HOM requested, with the single exception being the zoning district issue. It was agreed that <br />a better approach might be to consider a PUD Zoning District that limits the impact of the <br />expansion of uses to this particular site. As such, the applicants have proposed a list of <br />potential uses on the property, and staff has developed a proposed ordinance that would <br />regulate land use on this property. <br />The intent of the ordinance is to accommodate the needs of the applicant, but limit the <br />potential traffic generation impacts on this property. The site has significant exposure to the <br />adjacent interstate highways, but limited access due to its lack of proximity to a nearby <br />interchange. As such, the intent of this PUD District is to provide for retail uses that may <br />occupy the site, but do not generate significant amounts of traffic. <br />Summary and Recommendation <br />Planning Commission and City Council should review the attached material to ensure that it <br />meets the City's expectations for the proposed use of the subject property. The list of uses <br />has been drawn, generally, from the B -3 and B -W Districts. The applicant has requested <br />that signage and other accessory uses be specifically listed within the new PUD District to <br />avoid conflicts with future changes to the ordinance, and to avoid the need to appear before <br />Planning Commission and City Council if the use of the property meets the expectations of <br />the district. <br />
