The applicant proposes to <br />remove the existing garage and replace with the new one. At a later date, the applicant <br />also indicates that he will be replacing the home. <br />The proposed garage is 26 feet wide (facing the street) and 57.6 feet deep, for a total of <br />1,497.6 square feet. The Little Canada zoning ordinance allows for garage area up to <br />1,000 square feet by permitted use, and up to 1,500 square feet by conditional use. <br />There are some restrictions, however, on granting a CUP for a garage, including a <br />requirement that no more than 10% of the rear yard area may be occupied by a <br />structure requiring a CUP. <br />The applicant has provided a survey that indicates the entire lot to be approximately <br />25,270 square feet in area. The site plan, however, does not appear to be drawn to a <br />standard scale, and the plan exaggerates the size of the new building. As such, we can <br />only estimate the size of the rear yard. It would appear that the rear yard area is more <br />than 16,000 square feet in area. At the size proposed, the garage would comply with <br />the 10% restriction. <br />The purpose of the CUP provision is to ensure that the proposed building will not crowd <br />the proposed site or impose on the neighboring properties. The site in question is well <br />wooded, and would not appear to raise issues in this regard. The zoning ordinance also <br />indicates that no other sheds are permitted when a CUP is granted for buildings of this <br />
