MINUTES <br />PLANNING COMMISSION <br />May 10, 2007 <br />Knudsen asked if the exterior of the new garage would match the house. <br />Johnson replied that it would. He also noted that he will line the garage up <br />with one on his neighbor's property so that the area looks in conformity. <br />Duray asked if there will be a driveway to the new garage. Johnson replied <br />that there would not. Duray asked if the garage would be on a floating slab. <br />It was reported that the garage would have a wood floor and that treated <br />timbers would be used. Class V will be used as the based under the garage <br />structure. There will be electrical service to the garage. <br />The City Planner indicated that the proposal meets City Code requirements. <br />Barraelough recommended approval of the Conditional Use permit to <br />construct a detached garage consisting of 280 square feet, in addition to the <br />existing attached garage, for total garage area of 809 square feet as <br />requested by Lloyd Johnson, 2930 Edgerton Street, subject to compliance <br />with the recommendations of the City Planner as outlined in his report dated <br />May 3, 2007. <br />Motion seconded by Socha. <br />Motion carried 7 — 0. <br />PUD — The City Planner reported that Temo Sunrooms & Exteriors has made <br />2905 application for an Amendment to PUD Permit to allow the construction <br />COUNTRY of a display gazebo and a second accessory garage structure at their site <br />DRIVE — at 2905 Country Drive. The Planner indicated that the PUD District in <br />TEMO this area was established a number of years ago, and the City participated <br />SUNROOMS in the development and redevelopment of the area. The development of <br />higher end office and office warehouse development was encouraged given <br />the exposure this area has to the freeway. <br />The Planner noted that Temo markets sunroom additions and gazebos. <br />Their proposal is to construct a second garage structure on the back of their <br />property as well as place a display gazebo in the front. This requires an <br />amendment to the PUD Permit for this property. <br />The Planner reviewed his report dated May 4, 2007 in which he <br />recommends denial of the Amendment to PUD Permit based on five <br />findings of fact outlined in that report. These are as follows: <br />1. Residential garages are not consistent with the style of construction <br />or architecture in the district. <br />- 3 - <br />
