THE ARCHITECTURAL NETWORK
12445 55th Street Suite A
Architecture
Planning - Interior Design
Construction Management
Phone 651/430 -0606
Lake Elmo, MN 55042 Fax 651/430-0180
GONER- 110NAL USE
RIMY
T: S°Qn Pacica
Re .nest
The intended use of this property is furniture retail and other retail uses. The tenant(s) adjacent
to HOM Furniture will likely be carpet, paint, home decor, cabinets, tools, accessories showroom
or other destination type retail.
The sign package will reflect the current use of signs in this area of freeway /retail use. The
package submitted meets the city ordinance of less than 15% of the face of elevations on the
frontage. The exact quantity and locations of signs have yet to be determined; however, the total
square footage of the package will meet city ordinance.
Traffic is not affected by this sign package. Safety from fire and other dangers are not a factor in
this sign package. This C.UP. would not injure or detract from the use of neighboring property
or from the character of the neighborhood. The sign package as demonstrated on the massing
elevations balance the allowable square footage across the north and east elevations. Views to
this site are exclusively from the freeway and overpass.
To the best of our knowledge, this site is served adequately by streets, sewers, water lines,
schools and parks.
