May 5, 2007 <br />:NO S1,J IF' ID 0iV1.S 8 <br />Little Canada Planning Commission <br />515 Little Canada Road <br />Little Canada, MN. 55117 <br />RE: 2905 Country Drive, File No: 758.09 -07.17 <br />i0 HS <br />:l :u,o (3 ;6) <br />3oo 67o- T::uo(3'3(;6) <br />b;i-776-0456 <br />Greetings: <br />Since I will traveling to a wedding on May 10th and will be unable to attend the <br />Commission meeting on Thursday evening, I would like to respond in writing to Mr. <br />Grittman's memorandum dated May 4th, referencing our conditional use permit request. <br />I would first like to address my garage request. The garage I am proposing would match <br />the same design, block work and roof as our existing garage, which matches the exterior <br />block work of our building. I have need for additional storage space that is important to <br />our future growth. As staff has said, the zoning ordinance permits accessory buildings up <br />to 30% of the size of the principle building. If my garage is approved, the total square <br />footage of the new garage and my existing garage would total 787 sq. ft. With a 13,500 <br />sq. ft. building, this is less then 6 %, which is a far cry from the 30% allowed. Our garage <br />would not be visible from Country Drive as it will be behind our building. We also have <br />a privacy fence on our back lot line so it will not be visible from the neighborhood behind <br />us. <br />It is also stated by staff as follows: "the construction of a second residential -style garage <br />structure would not appear to be in character with the intent of the PUD district." Having <br />said that, the building to my immediate left (north), 2925 Country Drive has two separate <br />garages on their property, with no privacy fence for neighbors. Why is it their building is <br />in character and mine isn't? <br />As far as the parking spaces, I would have 66 regular and 4 handicap spaces still <br />available, even if both proposed buildings were allowed to be built. I recently purchased <br />"Ask us about our New Thermal Basement Finishing Systems" <br />
