As one drives through this area, it is obvious there are some areas /occupants with issues <br />pertaining to appearance, maintenance, and probably compliance. We have every intention <br />of improving our investment and will work reasonably with the city to achieve those goals. <br />The nature of our business and the demand on City services will remain as before - with <br />our promised to consume less staff time in monitoring our compliance. We have hired an <br />attorney who is helping to keep us on plan so we can do what we do best and that is repair <br />Repairables and put them up for sale. This is recycling at it's best. Further, our business <br />requires no heavy track and equipment traffic on the public streets other than the <br />occasional tow truck delivery of our incoming inventory. As before, there will not be any <br />dirt hauling or gravel hauling in and out, so less mess will accumulate on the public right - <br />-of--way-We- have - improved the street appeal by the landscaping added through out the <br />years. <br />Since the adjacent properties are motor vehicle related —the bob cat company to the south <br />and a repair shop to the north —there would be no ill- effect on the surrounding properties. <br />Our intended use would not detract from the character of the Ryan Industrial Business <br />Park. <br />The existing public facilities are adequate with regard to sewer, water, and streets. Our use <br />requires no changes in these. <br />NO CONSTRUCTION CHANGES ARE BEING MADE. THEREFORE, NO <br />GRADING, DRAINAGE, ETC. ANALYSIS IS REQUIRED .OTHER THAN ADVICE <br />FROM R MSEY COUNTY REGARDING DRAINAGE RECOMMENDATIONS AND <br />VEGETATION VARIETIES TO PLANT IN TB H PROOF OF PARKING AREA. <br />CERTIFICATE OF SURVEY NOT REQUIRED AT TIME OF APPLICATION. <br />One will be completed, hopefully, as a condition of the sale of the property to us. We are <br />aware that one will be required to obtain a building permit for the required installation of <br />the setback fence at the forty foot line. <br />APPLICATION FEE OF $500.00 ENCLOSED. <br />
