Exhibit A shows an example of a "typical" 500 ft cul -de -sac in R -1 Zoning which would allow 16 lots = 16 family dwellings. <br />2. Exhibit B shows an example of a "typical" 500 ft cul -de -sac in R -2 Zoning which would allow 16 lots = 32 family dwellings. <br />3. Exhibit C shows the Richie Place proposed site plan with possible future road connections to the east out to Kohlman Ln. & <br />Beam Ave. and to the west out to Arcade St. <br />4. Exhibit D shows the Richie Place proposed site plan with possible future road connections to the east out to Kohlman Ln. & <br />Beam Ave. and to the northwest back out to Labore Rd. <br />5. Exhibit E shows the Richie Place proposed site plan with possible future road connections to the east out to Kohlman Ln. & <br />Beam Ave. and an extended permanent cul -de -sac to the northwest at 500ft max cul -de -sac center to the centerline of the <br />east stub road. <br />Hopefully this will put to rest the safety issue of our proposed temporary cul -de -sac. <br />FYI, the distance from our proposed cul -de -sac center to the centerline of the east stub road is approximately only 350ft. So even <br />if the cul -de -sac never extends to the west or northwest it will not exceed the 500ft max assuming the stub road to the east <br />connects into Kohlman Ln & Beam Ave in the future. Which I would guess the extension to the east is a more feasible option <br />given the amount of possible lots compared to the road length required. <br />Feel free to give me a call with any questions, <br />Kip L.
