1. Within Enclosed Structure: The following storage shall be conducted wholly <br />within an enclosed structure: <br />a. Inoperative equipment, with "inoperative" being interpreted to mean a state of malfunction, <br />physical deterioration or some other physical condition rendering the equipment incapable of <br />being properly utilized for its intended purpose and in need of repairs, disposal or replacement. <br />b. Inoperative vehicles, with "inoperative" being interpreted to mean a state of malfunction, <br />deterioration or other physical condition rendering the vehicle incapable of movement under its <br />own power. Such vehicles would include those involved in accidents, awaiting engine repairs, <br />in need of body repair or painting and similar conditions. <br />2. Within Solid Opaque Wall Or Fence: The following storage shall be conducted wholly within an <br />area enclosed by a solid opaque wall or fence no less than eight feet (8') in height and only in a I -2 <br />General Industrial District: <br />a. Building materials and lumber sales. <br />b. Areas used for rental yards. <br />c. Machinery sales, and bulk firewood sales. <br />d. Dirt, sand, gravel and rock sales. <br />e. Heavy equipment sales. (Ord. 537, 5 -8 -1967) <br />f. Construction equipment. (1990 Code) <br />Shoreview — I, Industrial District <br />(7) Storage. <br />(a) All materials, supplies, finished or semi - finished products and equipment shall be stored within a <br />completely enclosed building in the Industrial District unless a Conditional Use Permit for an outside <br />storage area has been obtained. <br />(b) Outdoor storage areas shall be screened to minimize the visual impact of the area in accordance <br />with the following requirements: <br />(i) The screening materials shall consist of both deciduous and coniferous vegetation species, <br />attractive low or no maintenance fencing with an opaquing material, landscaped berm, brick or <br />masonry wall, or any combination of these items. Fencing and walls shall not exceed eight feet <br />in height. All screening materials shall be maintained so that dust and other wind blown <br />materials that originate on the site remain on the site as far as practical. <br />(ii) All landscape materials shall comply with the minimum standards set forth in Section <br />206.010 (Landscape and Screening). The City Forester shall approve the species mix, height, <br />and density of plantings on the basis of year - around screening needs. <br />(iii)The materials and equipment within outdoor storage facilities and truck terminals that are <br />located adjacent to street or highway rightof -way shall be completely screened from view from <br />the right -of -way. If a fence or wall is use for screening along a right -of -way or private road that <br />serves more than one property, shrubbery and trees shall be planted to enhance the aesthetics of <br />the fence as viewed from the roadway. <br />(iv) The materials and equipment within an outdoor storage area and truck terminals that are <br />located adjacent to property that is not zoned for Industrial uses shall be completely screened <br />from view from the adjoining non - industrial property. <br />(v) Industrial uses requiring bulk exterior storage of hazardous materials will not be allowed on <br />wet or very wet soils, very shallow soils or soils with very high or high permeability areas. <br />(vi) Trucks and /or trailers used to transport materials and supplies to and from the premises are <br />permitted for a period not to exceed three (3) days. Trucks and /or trailers used for storage <br />purposes are not permitted. <br />Vadnais Heights — Industrial District (conflicting code sections): <br />-5- <br />
