The site contains a 165,287 square foot building previously <br />occupied by Levitz. The applicant is proposing a variety of retail uses in the existing <br />building. A HOM furniture store is proposed as the primary tenant, with other retail uses <br />in the adjacent space, including carpet, paint, home decor, and tool users. In order to <br />accommodate the proposed uses a series of approvals are necessary. The required <br />approvals are as follows: <br />• Conditional Use Permit for a Comprehensive Sign Plan <br />• Conditional Use Permit for Proof of Parking <br />• Text amendment to Section 903.110 regarding electronic signs <br />• Text amendment to Section 913.020 regulating permitted uses in the B -W, <br />Business Warehouse District. <br />• Variance to allow a pylon sign 52 feet in height <br />ZONING <br />The subject site is zoned B -W, Business Warehouse. The intent of the Office District is <br />to provide for areas of high - quality office development where larger showroom -type <br />retail or warehousing activities may share the same building spaces. General retailing <br />uses, or uses limited to warehousing only, are not considered to be appropriate in this <br />district. <br />
