The site contains a 165,287 square foot building previously occupied by Levitz. The applicant is proposing a variety of retail uses in the existing building. A HOM furniture store is proposed as the primary tenant, with other retail uses in the adjacent space, including carpet, paint, home decor, and tool users. In order to accommodate the proposed uses a series of approvals are necessary. The required approvals are as follows: • Conditional Use Permit for a Comprehensive Sign Plan • Conditional Use Permit for Proof of Parking • Text amendment to Section 903.110 regarding electronic signs • Text amendment to Section 913.020 regulating permitted uses in the B -W, Business Warehouse District. • Variance to allow a pylon sign 52 feet in height ZONING The subject site is zoned B -W, Business Warehouse. The intent of the Office District is to provide for areas of high - quality office development where larger showroom -type retail or warehousing activities may share the same building spaces. General retailing uses, or uses limited to warehousing only, are not considered to be appropriate in this district.
