MINUTES <br />PLANNING COMMISSION <br />APRIL 12, 2007 <br />c ;TEXT,,.::,: >: <br />AMENDMENTS, <br />CUP'S,, iND <br />VARIANCE — <br />3201COUNTRY <br />DRIVE — <br />HOIVI FURNITURE <br />Kellogg reported that the McDonalds plans will be resolved to reflect the <br />recommendations of the City Planner and the City Engineer as discussed <br />this evening in time for the City Council meeting. <br />Duray asked about parking. The Planner reported that parking as proposed <br />meets the City's zoning requirements. Duray asked about landscape <br />islands. The Planner indicated that the applicant will be able to meet these <br />requirements. <br />Duray recommended approval of the Architectural Review for the <br />redevelopment of the McDonalds restaurant as well as Conditional Use <br />permit for a convenience food establishment for McDonalds, 2260 Rice <br />Street, subject to compliance with the recommendations of the City Planner <br />and the City Engineer as discussed this evening. <br />Motion seconded by Socha. <br />Motion carried 6 — 0. <br />The City Planner reported that Hom Furniture has made application for <br />Text Amendment allowing furniture retail and other retail uses compatible <br />with furniture sales in the B -W District, Text Amendment allowing <br />electronic signage, Conditional Use Permit for proof of parking, <br />Conditional Use Permit for a Comprehensive Sign Plan, and a Variance <br />from the Sign Code relative to freestanding sign height for 3203 Country <br />Drive. The Planner indicated an amendment to his report on these <br />applications, noting a miscalculation in the square footage of the building <br />given some confusion on the amount of space that Hom would occupy. The <br />City Planner stated that he has recalculated the parking requirements based <br />on updated information from Hom, and recommend approval of the CUP <br />for proof of parking. The second clarification is that Hom Furniture is now <br />proposing to relocate their driveway entrances rather than relocate the <br />existing pylon sign. Based on this change, a Variance is no long required <br />for sign height and the existing pylon would be grandfathered in. <br />Wayne Johansen, Hom Furniture, appeared before the Commission <br />indicating that Hom would like to purchase the former Levitz building and <br />upgrade this tired, old building, into their new retail model. In addition to <br />the retail /warehouse space that would be occupied by Hom, they would like <br />to lease a portion of the space to other compatible retail uses such as a rug <br />store, clearance center, mattress store, etc. Johansen submitted a listing of <br />potential occupants for that leased retail space, and asked for Commission <br />approval of those types of retailers. <br />- 10 - <br />
