The tenant(s) adjacent to HOM furniture will likely be carpet, paint, home decor, <br />cabinets, tools, accessories or other destination type retail. <br />The types of uses proposed on this site reflect the least intensive traffic uses possible for a <br />building and site this size. HOM furniture has a long history of door counts and traffic studies which <br />demonstrate a need of approximately 1 stall per 600 square feet of showroom space. This ratio can <br />serve the store due to the number of shoppers, and the size and variety of the product. Additional data <br />from HOM is available upon request. <br />The tenant mix will allow for a parking ratio of one stall per 400 square feet of gross square <br />footage. This ratio will give some flexibility to future uses. The majority of the parking on this site is <br />located on the east, directly in front of the tenant(s) area. HOM furniture parking will primarily be to <br />the north and northeast. The proof of parking request will not affect safety from fire and other dangers. <br />This C.U.P. would not injure or detract from the use of the neighboring property or from the character <br />of the neighborhood. The Parking /Building footprint ratio on the site would remain the same as it is <br />today. <br />
