The applicant would like to <br />establish an office location for automobile sales, and indicates that he would only <br />occasionally have vehicles on site. Those vehicles would not be for general retail sale, <br />and would be stored inside the building as shown in photos the applicant has submitted <br />with his materials. <br />The State's licensing requirements include a provision that the licensee must be able to <br />identify at least four vehicle display spaces. The applicant will identify indoor locations <br />for these spaces, and is not seeking any outdoor display or storage. The majority of the <br />City's zoning code enforcement issues relating to vehicle sales have been with outdoor <br />storage and display. The indoor storage is subject to a separate type of conditional use <br />permit. <br />In the 1 -1, Light Industrial District, indoor vehicle sales is a use allowed by Conditional <br />Use Permit, subject to general site condition zoning compliance. The outdoor sales and <br />display permit includes a number of specific conditions that have been added to <br />address the concerns raised by that particular use. <br />The applicant has submitted photographs of the subject site. There do not appear to be <br />any compliance concerns with the current site opbuilding, based on those photos. <br />Provided that the site is kept in good condition, the indoor auto sales activities would <br />appear to meet the requirements of the zoning ordinance. <br />
