Hanson <br />I was able to conduct an inspection of the above referenced property on Wednesday, March 21, <br />2007. The reasoning for this inspection was Voyaguer Motors has sold their business to Opus <br />Motors, who is now requesting the City Council amend their Conditional Use Permit to allow <br />auto repair from this location. <br />The inside storage at this building consists of six or seven cars. There were no chemicals, <br />flammables, or combustible materials being stored inside the building at the time of my <br />inspection. Robert Eddy, Business Owner, indicated that their plans for auto repair would <br />include the installation of a car lift and frame machine. These are used for more major auto <br />repair work. It is however my opinion that if auto repair occurs inside this space, there would be <br />no additional room available for interior storage of cars. This space would be than maximized <br />solely for their auto repair needs. It is my recommendation that Opus Motors be limited to <br />either indoor auto sales or auto repair given the limited space. <br />I also would like to make the Council aware of another matter with outdoor storage. As you are <br />aware, the current CUP for this space does not allow for an exterior storage of cars. When I <br />originally attempted to conduct an inspection on Tuesday, March 20, no one was available. At <br />that same time a delivery truck was dropping off a car for this location. I spoke to the driver, <br />who indicated he was told to deliver the vehicle and leave it in the back. He parked the car next <br />to a Dodge Caravan already stored outside the Voyaguer Motors service bay. On Wednesday <br />when I returned to the business, these same two cars were still parked in the back of the building <br />now more than 24 hours later. <br />With the change in ownership and business name, city staff will also require a new indoor auto <br />sales license for Opus Motors. <br />
