The fire wall is allowed to terminate at the interior surface of combustible exterior sheathing or <br />siding provided the exterior wall has a fire - resistant rating of at least 1 -hour for a distance of 4 <br />feet on both sides of the fire wall. Openings (windows and doors) in the 4 foot exterior wall <br />must be protected by fire assemblies of not less than 3/4 hour. The fire wall must extend to the <br />outer edge of roof overhangs. <br />The fire wall must extend vertically from the foundation to a termination point at least 30 <br />inches above both adjacent roofs (parapet). There are several exceptions which involve the <br />installation of fire- retardant treated wood or 5/8 inch Type X gypsum board on or under to roof <br />sheathing. <br />In any instance the roof must have not less than a Class B roof covering and no openings <br />located within 4 feet of the fire wall. <br />Before a property division is allowed, the applicant should provide a technical opinion or report <br />from an independent source which shows compliance with applicable provisions of the current <br />building code for separation of the building.
