ATTACHMENT `A'
Description and /or Reason for Request:
Recently, Caremaxx Health Care Systems, Inc., (Clement Opusunju), purchased
Voyageur Motors, (Devin Foley).
Because Mr. Foley was operating Voyageur Motors out of the leased location of
200 Ryan Drive, we have decided to stay in the same location and also lease from
Mr. Russ Fischer, as the location will serve our needs as well.
Essentially, we will be conducting the very same business out of the location as Mr.
Foley was. We will be purchasing passenger cars and light trucks, (SUV's) from local
and national auto auctions and reselling them to the public.
Our intentions for the building space are 3 fold:
1. Office space for the operations of the business.
2. Indoor space to make repairs on vehicles that may need it.
3. Indoor space to hold a small percentage of our vehicles for resale.
What we are requesting from the city that is different from the current use permit:
I. We would like to request the ability to make repairs on vehicles that we buy and
resell only. *Please note that we will not be doing any retail vehicle repairs for the
general public so there will be no incoming traffic or liability from this type of
business activity.
2. We would like the ability to store a few vehicles outside of the building as a staging
area for vehicles that are moving through repairs. *Please note that we will have a
larger, outside storage lot, not located at 200 Ryan Drive, where we will be storing
the majority of our vehicles. We will only keep approximately 4 to 8 vehicles outside
at 200 Ryan Drive and they will be moved off premises to our storage lot as soon as
possible. We would put up a new, aesthetically pleasing fence to keep the vehicles in
and we will keep the area clean and professional looking. There will be no "junk
cars" located outside, only nice, late model vehicles.
At this time I feel it would be appropriate to state what we will NOT be using the
property for:
1. Outside retail automobile sales of any kind. Vehicles kept outside will not display any
type of, "For Sale" signs or stickers.
2. Storing large quantities of vehicles outside for extended time periods.
3. Retail automobile repairs for the general public.
4. Painting vehicles of any kind. We are sub contracting all of our painting work out
with local, certified autobody paint shops.
