MINUTES <br />PLANNING COMMISSION <br />JANUARY 11, 2007 <br />CUP FOR <br />AMENDMENT <br />TO <br />COMPRE- <br />HENSIVE <br />SIGN PLAN — <br />MARKETPLACE <br />SHOPPING <br />CENTER <br />PROPERTY <br />DIVISION — <br />57 EAST <br />BRYAN <br />STREET — <br />JIM BOSS <br />Tim McLaughlin, Marketplace Shopping Center, appeared before the <br />Commission requesting a Conditional Use Permit for Amendment to <br />the Comprehensive Sign Plan for the Marketplace Shopping Center. <br />McLaughlin explained that the Coliseum Billiard location has now <br />been subdivided and Napa Auto Parts is occupying some of this space. <br />He noted that while the Coliseum Billiard location still consists of <br />6,000 square feet, the location is in the corner of the building and they <br />have limited store front area. The square footage for the Coliseum <br />Billiard sign would be slightly over what they are allowed for their <br />individual sign; however, the total signage for the shopping center is under <br />the maximum that is allowed. McLaughlin presented pictures showing the <br />proposed signage which he explained in detail for the Commission. <br />McLaughlin indicated that Coliseum Billiards may not have the word <br />"Coliseum" on their signage and may just go with "Billiards ". <br />Duray asked if the total signage for the shopping center fell within what is <br />allowed under the Code. The City Planner replied that it did. <br />Socha asked if Napa was getting permanent signage. McLaughlin reported <br />that the permanent signage was just installed. Socha asked if the signage at <br />the shopping center was backlit. McLaughlin replied that all of it is except <br />for the bingo hall sign. <br />Duray recommended approval of the Conditional Use Permit for <br />Amendment to Comprehensive Sign Plan for the Marketplace Shopping <br />Center subject to compliance with the recommendations of the City Planner <br />as outlined in his report dated January 5, 2007. <br />Motion seconded by Socha. <br />Motion carried 6 — 0. <br />Jim Boss appeared before the Commission requesting approval of the <br />division of property at 57 East Bryan Street into two single - family lots. <br />Duray noted the recommendations of the City Planner relative to curb <br />cut and driveway location and asked Boss if he would comply with <br />those recommendations. Boss replied that he would. <br />Knudsen noted that the proposed lot meets City Code requirements other <br />than the issues noted by the City Planner. Boss again commented that he <br />would comply with the Planner's recommendations. <br />Judy Berggren, 50 LaBore Avenue, indicated that the Boss family has been <br />great neighbors. Berggren stated that her only issue with the property <br />-2- <br />
