Several faucets, both inside and out did not have the <br />proper approved vacuum breaker installed. <br />MPC 4715.0900 Each plumbing fixture is required to have a trap installed as <br />close to the fixture as possible and to be readily accessible for cleaning and repair. The <br />sink in the repair garage on the southeast side has a drain that discharges into a 5 gallon <br />bucket. The drain has been disconnected and no trap exists. The purpose of the trap is to <br />prevent the backflow of sewer gas into the building and creating contamination. <br />Corrective Action: Complete fill out a plumbing permit application and install a vacuum breaker <br />on all fixtures that a hose may be connected to. Install an adequately sized trap, at least one and <br />one -half inches in size on the tub sink drain. All materials in the installation must be approved for <br />use by the Minnesota Plumbing Code. <br />The continued use of the building service equipment is unsanitmy due to inadequate maintenance. <br />Mechanical- Minnesota Mechanical Code (MMC) 1346.0404 Motor Vehicle <br />Repair Garages must have a mechanical ventilation system that will provide a minimum <br />exhaust rate of 0.75 cubic feet per minute (cfm) per square foot of floor area. MMC <br />Section 1346.501.3 requires that the air removed by the mechanical exhaust system be <br />discharged outside to a point where it will not cause a nuisance and be readily drawn in <br />by a ventilation system. All exhaust ducts must terminate outside the building and shall <br />be equipped with back draft dampers at the point of termination. The garage heaters <br />installed in the repair garage provide heat to area however there is no evidence of any <br />mechanical ventilation to provide the proper exhaust of automobile fumes to the exterior <br />or to provide the necessary make -up air into the building for air quality. <br />A clothes dryer has been placed in the building however the dryer exhaust vent <br />has not been connected to the exterior which is required by code MSBC Section <br />1346.5501. <br />Corrective Action: Complete a mechanical permit application for the installation of the <br />mechanical ventilation system for the auto repair garage and the dryer. Install the equipment per the <br />mechanical code to meet the proper clearances and the installation instruction provided by the manufacture <br />and have the proper inspections. <br />The continued use of the building service equipment constitutes a fire hazard. <br />Electrical- Refer to electrical inspectors report. <br />Accessibility- MSBC Section 1341.0411 Accessible Buildings, Alterations. <br />When alterations to an existing building are made, certain elements must be improved to <br />provide means for people with disabilities to access portions of the building. When an <br />alteration to an area containing a primary function is done, steps shall be taken to ensure <br />that to the maximum extent possible the altered area meet all the requirements in the <br />accessibility code. When alterations to the primary area are made, up to 20 percent of the <br />cost of the alteration must go to accessibility. At the very least, if permits are pulled for <br />- 2 6 - <br />
