Access. Access to Lot 1, Block 1, including Phase One of the expansion area will be
provided at two points off County Road B2. One access is located on the far northwest
corner of the site, entering directly into the parking area. The second access is located
between the parking structure and the proposed building, circulating around the building
entry. A service drive is also proposed from County Road B2 with access to the east
side of the Phase One building. All access drives are staggered in comparison to the
existing curb cuts for the middle school campus on the north side of County Road B2.
All internal access drives are a minimum of 24 feet in width, wide enough for two -way
traffic.
Pedestrian access will be accommodated by an existing sidewalk on the south side of
County Road B2 and a sidewalk extending south the County Road 62 into the site. A
pedestrian link is proposed between the Phase One technology center and the
commons area and between the commons area and an existing building on the west
side of the Lillehei Campus.
Parking. The parking requirement for professional offices is three spaces plus at least
one space for each 200 square feet of floor area. The parking requirement for
manufacturing facilities is one space for each 350 square feet of floor area. A total of
175,000 of gross floor area is proposed for Phase One of the expansion. An additional
150,000 square feet of lab, manufacturing, storage, and mechanical space is proposed
for Phase Two. Of this total area, 10 percent is anticipated to be utilized for hallways,
utilities, restrooms and the like. Therefore, the parking requirement for the expansion
area is as follows:
The applicant is proposing to construct 450 parking stalls for Phase One. If needed,
said stalls may be constructed within a two -level parking deck. An additional 400
parking stalls are proposed within this deck and a surfaced lot for Phase Two. The
number of parking stalls proposed has been calculated by the applicant based on
estimated need for occupants and visitors. To account for the deficit in required
parking, the applicant is proposing proof of parking for the remaining 393 stalls.
Additional parking may be constructed on the site be adding a level to the parking deck.
If structured parking is utilized, the lowest level will be one level below the building
entrance.
A future 12,500 square foot one story building on the existing campus, proposed a part
of a future phase, will be accommodated by 261 additional parking stalls and proof of
parking.
3
Floor Area ( -10 %)
Spaces Required
486 spaces
175 spaces
Phase One
Office- 96,525 square feet
Lab /Manufacturing- 60,975 square feet
Phase Two
Office- 90,000 square feet
Lab /Manufacturing- 45,000 square feet
453 spaces
129 spaces
Total Required
1,243 spaces
The applicant is proposing to construct 450 parking stalls for Phase One.
