Based on <br />our meeting today and the revised plan that we presented we are sending you the revised <br />concept sketches for review with others at the City. <br />The issues addressed in the revised plan include: <br />Additional coniferous plantings along the south property line of the project to <br />provide more continuous screening of the project. The species will be a variety of Scotch <br />Pine, Colorado Green Spruce, Black Hills Spruce, and Arborvitae to ensure the health of <br />the plantings and to provide some visual interest <br />* The plantings will occur as close as is possible to the existing tree line to <br />maximize the screening effect <br />* The plantings will occur as part of the Phase I work to allow as least 5 years of <br />growth to occur prior to the Phase II construction. <br />* Some deciduous trees are proposed to provide additional overstory screening and help <br />blend the stands of coniferous trees into the landscape <br />* The size of the trees will be as large is practical and within good design practices <br />to enhance the screening effect <br />We would appreciate any feedback regarding the proposed design as soon as possible to <br />allow us to re- submit the landscape plan prior to the City Council Meeting next week. If <br />possible, we would prefer to resolve the landscape screening issue this week with the re- <br />submittal of the landscape plan to be included in the final documents for the PUD <br />application. <br />Once we hear back from you we will submit the revised plan for inclusion in the PUD. <br />1 <br />
