The applicant <br />proposes to expand his home into the current attached garage and build a detached garage <br />behind the house. <br />The proposed garage is 30 feet wide and 50 feet deep, for a total of 1,500 square feet. <br />Access to the garage is proposed via a 130 foot long driveway that runs in front of the house <br />and along the north property line. A large parking and garage access apron is proposed on <br />the north side of the garage. The drive and access area adds over 2,200 square feet of <br />impervious area to the parcel. <br />The Little Canada zoning ordinance allows for garage area up to 1,000 square feet as a <br />permitted use, and up to 1,500 square feet by conditional use. There are some restrictions, <br />however, on granting a CUP for a garage, including a requirement that no more than ten <br />percent of the rear yard area may be occupied by a structure requiring a CUP. <br />The applicant has provided a sketch that indicates the entire lot to be approximately 38,300 <br />square feet in area. The lot is a deep parcel with a large back yard of approximately 31,100 <br />square feet. The proposed garage will occupy approximately five percent of the back yard <br />and would comply with the ten percent restriction. The structure is setback more than ten <br />feet from the side and rear property lines and thus meets setback requirements. <br />
