(1) Freestanding or Wall Sign. Not more than eighteen (18) square <br />feet in total area, nor higher than six (6) feet. <br />4. "B-1", Limited Neighborhood Business District: <br />a. Within the "B -1" District, the maximum allowable square footage of <br />sign area per lot shall not exceed the sum of one (1) square foot per front foot of the building, <br />plus one (1) square foot for each front foot of lot not occupied by a building, up to one hundred <br />(100) square feet. Each lot will be allowed one (1) pylon or freestanding sign and one (l) wall <br />sign or two (2) wall signs total. <br />5. "B -2" through "13-I ", and "I -1" and "I -P" Districts: <br />a. Except for corner lots as described in this section, the maximum number <br />of signs on any principal building shall be two (2) and in all cases, the total sign area shall be <br />calculated as fifteen (15) percent of the gross silhouette area of the front of the building. Where <br />the principal building is on a corner or through lot and thus faces two (2) public streets, both <br />sides may be counted. If, however, the building has only one (1) frontage and the owner elects to <br />erect two (2) signs, the total square footage of both signs may not exceed the maximum <br />allowable square footage determined from the front building silhouette. For purposes of <br />determining the gross area of the silhouette of the principal building, the silhouette shall be <br />defined as that area within an outline drawing of the principal building as viewed from the front <br />lot line or from the related public street(s),In addition to wall signs, freestanding signs may be <br />utilized, or a combination of both. In the 13-2, B -3, and B -4 zoning districts, each building shall <br />be allowed one wall sign and one freestanding sign, except that corner lots may utilize one wall <br />sign per street frontage plus one freestanding sign. For all buildings in all other zoning districts, <br />no more than one (l) pylon sign or combination of two (2) signs be displayed. <br />(1) The city may determine that commercial buildings that front on <br />both public and private streets may qualify as corner lots for the purposes of this Section. <br />b. Conditional Uses. In the case of a shopping center or where there are <br />two (2) or more business uses located within one structure or on one property, the approval of a <br />conditional use permit shall be required for the entire complex in accordance with an overall site <br />plan indicating the size, location and height of all signs. A maximum of fifteen (15) percent of <br />the building silhouette shall apply to the principal building where the aggregate allowable sign <br />area is distributed among the several businesses. In the case of applying this conditional use <br />permit to a complex, the complex may have two (2) freestanding signs identifying the complex <br />in accordance with the following: <br />(1) Only one (1) sign per street frontage. Lot shall have at least five <br />hundred (500) feet of total street frontage to be allowed two (2) signs. <br />(2) Identification signs may be located no closer than five (5) feet <br />(3) Where more than one shopping center identification sign is to <br />be located on such property, no such sign shall be located less than forty (40) feet from point of <br />intersection of property lines. For purposes of determining the gross area of the silhouette of the <br />principal building, the silhouette shall be defined as that area within an outline drawing of the <br />principal building as viewed from the front lot line or from the related public street(s). <br />c.
