ASSOCIATES <br />TIM NOATA <br />November 9, 2007 <br />File: 120101E-0240 <br />Honorable Mayor and City Council <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: WHISPERING PINES SUBDIVISION <br />CITY OF LITTLE CANADA <br />Dear Mayor and Council Members: <br />Since the preparation of our Planning Commission report the developer has submitted <br />additional information and plan changes for review. To provide better information for the <br />City Council to consider we have reviewed this additional information and summarized <br />the items that have been addressed below. <br />1. (Drainage Calculations, Item 1) Additional information was provided and <br />reviewed to verify that the storm water pond areas provided in the drainage <br />calculations match those on the grading plan. <br />2. (Preliminary Utility Plan, Item 2) The watermain line between the two ponds on <br />the east side of the street has been removed. <br />3. (Preliminary Utility Plan, Item 3) A hydrant has been added as requested to meet <br />the City fire hydrant spacing requirements to ensure coverage of the entire <br />development. <br />4. (Preliminary Utility Plan, Item 4) The developer has addressed the minimum <br />storm sewer pipe size comment by increasing the mainline storm sewer to a <br />minimum size of 15- inches. <br />5. (Preliminary Plat, Item 1) Upon further review of the topography around the <br />ponding areas it is our recommendation to require drainage and utility easement <br />around the ponding areas to encompass the HWL of the pond as typically <br />provided. <br />The remaining recommendations from our November 2, 2007 Planning Commission <br />letter would remain unchanged.
