ASSOCIATES TIM NOATA November 9, 2007 File: 120101E-0240 Honorable Mayor and City Council City of Little Canada 515 Little Canada Road East Little Canada, MN 55117 -1633 RE: WHISPERING PINES SUBDIVISION CITY OF LITTLE CANADA Dear Mayor and Council Members: Since the preparation of our Planning Commission report the developer has submitted additional information and plan changes for review. To provide better information for the City Council to consider we have reviewed this additional information and summarized the items that have been addressed below. 1. (Drainage Calculations, Item 1) Additional information was provided and reviewed to verify that the storm water pond areas provided in the drainage calculations match those on the grading plan. 2. (Preliminary Utility Plan, Item 2) The watermain line between the two ponds on the east side of the street has been removed. 3. (Preliminary Utility Plan, Item 3) A hydrant has been added as requested to meet the City fire hydrant spacing requirements to ensure coverage of the entire development. 4. (Preliminary Utility Plan, Item 4) The developer has addressed the minimum storm sewer pipe size comment by increasing the mainline storm sewer to a minimum size of 15- inches. 5. (Preliminary Plat, Item 1) Upon further review of the topography around the ponding areas it is our recommendation to require drainage and utility easement around the ponding areas to encompass the HWL of the pond as typically provided. The remaining recommendations from our November 2, 2007 Planning Commission letter would remain unchanged.
