on the upper portion of the building where one can still see the outline of the Knox <br />lettering, removal of brush that has grown up along the building, removal /replacement of <br />he parking area on the north side of the building that is in a deteriorated state, <br />removal /repair of mechanical attachments to the building, repair and /or painting to roof <br />scuppers and downspouts to improve appearance, general painting of the building's <br />exterior, etc. Staff strongly recommends that a plan of corrections be prepared by the <br />applicant to identify the needed repairs and that a timeline for completion be established <br />that is backed up by the appropriate financial security. Not addressing the appearance of <br />this building would be a disservice to other properties in the area. <br />3) Any approvals granted should be subject to a new /amended Development Contract that <br />creates a clear understanding of what will be done, by what timelines, and with <br />appropriate security /consequences to ensure compliance. <br />4) Signage creates some code compliance issues as noted by the Planner. Staff assumes <br />Drywall Supply will want to remain on the sign and this poses some other issues <br />associated with "off- premises" signs that need to be resolved before final approval is <br />granted. When the Council discussed this in 2003, they indicated this should be <br />addressed at the time a "new owner" makes a signage request. <br />Staff wants to work with the new owner to achieve a successful project.
