Little Canada, Mn. 55117 Re: Cul -De -Sac Length Variance Request In requesting a variance for the length of our proposed cul -de -sac, we hereby respectfully submit the following reasons in support of such variance. 1) On Dec. 14, 2006, we presented a Concept Plat to the Planning Commission for consideration and approval. It was widely suggested that we the developer research and consider future connections to the East and West properties, in conjunction with the City Planner and Engineer. Mr. Barraclough indicated that he was "especially" concerned that the plat include connection points to the Himmelbach and Sculley properties. Motion for approval was carried 6 -0, in favor of the development, with the stipulation that we review and include connection points East and West. 2) On Dec. 20, 2006, we presented the same Concept Plat to the City Council for consideration and approval. That meeting resulted in a Motion for approval which was carried 4 -0, in favor of the development, with the following stipulations as part of Resolution 2006 -12 -294: Subject to comments made by the City Planner, including connections East and West, and subject to all city ordinance requirements. 3) Based on the recommendations of the City Planner, Planning Commission, and City Council, we respectfully obliged all concerns expressed by all bodies throughout the review process. Our engineering firm worked closely with the city engineer and planner in determining the best possible locations for such connection points East and West. This work commenced and continued over a 6 -8 month period of time in which we explored many possibilities for connection points. The points shown on our current plat were concluded to be the "best case / possible points" for allowing future development by P.O.
