B. Multiple family dwelling structures, e, townhouses, three - plexes, and <br />quadraminimums containing four (4) or fewer less dwelling units, provided that: <br />1. The provisions of Section 921.010, C are considered and satisfactorily met. <br />2. Ownership of all developments under this section shall be: <br />a. Under condominium ownership per MN Stat. Chapter 515.A., or <br />b. Provide for common areas owned in equal, undivided interests by <br />owners of all units in the project area. <br />c. Under ownership of a single entity. <br />3. The development is managed by a Homeowner's Association approved by the <br />City Attorney, which association shall be responsible for maintenance, <br />upkeep, and replacement (when necessary) of all exterior landscape, site <br />development and building components. <br />C. Day care - group nursery provided that: <br />1. No overnight facilities are provided for the children served. Children are <br />delivered and removed daily. <br />2. Adequate off - street parking and access is provided in compliance with Section <br />903.050 of this Ordinance. <br />3. The site and related parking and service shall be served by an arterial or <br />collector street of sufficient capacity to accommodate the traffic which <br />will be generated. <br />4. All signing and informational or visual communication devices shall be in <br />compliance with Section 903.110 of this Ordinance <br />5. The provisions of Section 921.010, C of this Ordinance are satisfactorily met. <br />6. The regulations and conditions of the Minnesota Department of Human <br />Services, including MN Stat 245A as adopted, amended and /or changed <br />are satisfactorily met. <br />7. A written indication of preliminary, pending or final license approval from the <br />regulatory welfare agency is supplied to the City. <br />arcs- setisfaetofily- feet. <br />906.050. The following minimum requirements <br />shall be observed in an "R -2" District subject to additional requirements, exceptions and <br />modifications set forth in this Ordinance. <br />A.
