908. "R -4 ", MOBILE HOME PARK DISTRICT <br />908.010. PURPOSE. The purpose of an "R -4 ", Mobile Home Park District is to provide <br />a separate district for mobile home parks, distinct from other residential areas. <br />908.020. PERMITTED USES. <br />A. Mobile homes. <br />B. Single family detached dwellings. <br />C. Essential services. <br />908.030. PERMITTED ACCESSORY USES. <br />A. Any accessory use permitted in an "R -1" District, except for agricultural <br />equipment. <br />908.040. CONDITIONAL USES. (Requires a conditional use permit based upon <br />procedure set forth in and regulated by Section 921 of this Ordinance.) <br />A. Public regulated utility buildings and structures necessary for the health, safety <br />and general welfare of the community, provided that: <br />1. Conformity with the surrounding neighborhood is maintained and <br />required setbacks and side yard requirements are met. <br />2. Equipment is completely enclosed in a permanent structure with no <br />outside storage. <br />3. Adequate screening from neighboring uses and landscaping is provided <br />in compliance with Section 903.020, G of this Ordinance. <br />B. Residential planned unit development as regulated by Section 923 of this <br />Ordinance. <br />908.050. DESIGN /OPERATIONAL STANDARDS FOR MOBILE HOME PARKS. <br />A. General Provisions: <br />1. All land area shall be: <br />a. Adequately drained <br />b. Landscaped to control dust <br />c. Clean and free from refuse, garbage, rubbish or debris. <br />2. No tents shall be used for other than recreational purposes in a mobile <br />home park. <br />3. There shall be no outdoor camping anywhere in a mobile home park. <br />4. Access to mobile home parks shall be as approved by the City. <br />5. All structures (fences, storage, cabana, etc.) shall require a building <br />permit from the Building Official. <br />6. The area beneath a mobile home coach shall be enclosed except that <br />such enclosure must have access for inspection. <br />7. Laundry and clothing shall be hung out to dry only on lines located in <br />City approved areas established and maintained exclusively for <br />that purpose, as identified on the mobile home park site plan. <br />8. A mobile home park shall have an adequate central community building <br />with the following features: <br />- 1 1 4 - <br />
