1. Side yards shall be double that required for the district when the rental <br />hall abuts a residential district, but not greater than thirty (30) feet. <br />2. The site and related parking and service entrances are served by an <br />arterial or collector street of sufficient capacity to accommodate <br />the traffic which will be generated. <br />3. Off - street parking shall be provided for reception type use at the rate of <br />one (1) parking space per forty (40) square feet of main assembly <br />hall. Occupancy for auditorium type use shall be limited to three <br />(3) seats per parking space. <br />4. Adequate off - street loading is provided in compliance with Section <br />903.060 of the Zoning Code. <br />5. Vehicular entrances to parking or service areas shall create a minimum <br />of conflict with through traffic movement. <br />6. When the rental hall abuts a residential zoning district, a fence shall be <br />required along the common property line, in compliance with <br />Section 903.020, F of the Zoning Code. <br />7. When the rental hall abuts a residential zoning district, a buffer area <br />shall be required with screening and landscaping, in compliance <br />with Section 903.020, G of the Zoning Code. <br />8. It shall be permissible to serve food and meals on such premises <br />provided that the structure shall be in compliance with State <br />regulations and the State Building Code. <br />9. The serving of alcoholic beverages on the premises shall comply with <br />State and Municipal Law. <br />10. For events where alcoholic beverages are served, the hall shall employ <br />the services of an off -duty police officer for supervision. <br />909.050. LOT REQUIREMENTS AND SETBACKS. The following minimum <br />requirements shall be observed in an "R -B" District subject to additional requirements, <br />exceptions and modifications set forth in this Ordinance. <br />A. Lot Area: <br />1. Single Family 10,000 square feet <br />2. Two Family 15,000 square feet <br />3. All others 15,000 square feet <br />B. Minimum Lot Area Per Residential Unit: <br />1. Townhouses and <br />Quadraminiums: 4,000 square feet <br />2. All others shall be <br />governed by minimum lot area. <br />C. Lot Widths: <br />1. Single Family 75 feet <br />2. Two Family 75 feet <br />3. All others 125 feet <br />- 1 2 3 - <br />
