16. Sale or products other than those specifically mentioned in this subsection <br />shall be subject to a conditional use permit and be in compliance with Section 912.040, F of this <br />Ordinance. <br />17. All conditions pertaining to a specific site are subject to change when the <br />Council, upon investigation in relation to a formal request, finds that the general welfare and <br />public betterment can be served as well or better by modifying the conditions. <br />18. The provisions of Section 921.010, C of this Ordinance are considered and <br />satisfactorily met. <br />19. A protective canopy located over the pump island may be allowed as an <br />accessory structure on the property and may be located twenty (20) feet or more from the front <br />yard or side yard property line, provided that adequate visibility both on and off site is <br />maintained. <br />D. Open and outdoor storage as an principal or accessory use, provided that: <br />1. The area is fenced and screened from view of neighboring residential uses or if <br />abutting an "R" District in compliance with Section 903.020, G of this Ordinance. <br />2. Storage is screened from view from the public right -of -way in compliance with <br />Section 903.020, G of this Ordinance. <br />3. Storage area is grassed or surfaced to control dust paved. <br />4. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right -of -way or from neighboring residences and shall be in compliance <br />with Section 903.020, I of this Ordinance. <br />5. Does not take up parking space as required for conformity to this Ordinance. <br />6. Storage area does not take up an area more than five percent (S %) of the <br />ground floor area of the principal building. <br />7. The provisions of Section 921.010, C of this Ordinance are considered and <br />satisfactorily met. <br />E. Open or outdoor service, sale and rental as an pfiaeipal-ef accessory use provided that: <br />1. Outside services, sales and equipment rental connected with the principal use is <br />limited to thirty (30) percent of the gross floor area of the principal use. <br />2. Outside sales areas are fenced or screened from view of neighboring residential <br />uses or an abutting "R" District in compliance with Section 903.020, G of this Ordinance. <br />3. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right -of -way or from neighboring residences and shall be in compliance <br />with Section 903.020, I of this Ordinance. <br />4. Sales area is grassed or surfaced to control dust. <br />5. The use does not take up parking space as required for conformity to this <br />Ordinance. <br />6. The provisions of Section 921.010, C of this Ordinance are considered and <br />satisfactorily met. <br />F. Accessory, enclosed retail, rental or service activity other than that allowed as a <br />permitted use or conditional use within this Section, provided that: <br />1. Such use is allowed as a permitted use in a "B 1" District. <br />2.
