projects with common area, and must have homeowner's associations in place <br />that are responsible for exterior and common area maintenance. <br />61. Dwelling — Townhome, Detached. A residential building which consists of a <br />single detached residential dwelling, but which is a part of a multi -unit residential <br />project that includes commonly owned property, and is subject to management of <br />a homeowner's association for exterior and common area maintenance. <br />62. Dwelling - Two - Family. A dwelling designed exclusively for occupancy by two <br />(2) families living independently of each other. <br />a. Double Bungalow. A two - family dwelling unit with two (2) units side by <br />side. <br />b. Duplex. A two- family dwelling with one (1) unit above the other. <br />63. Dwelling Unit. A residential building or portion thereof intended for occupancy <br />by a family, but not including hotels, motels, nursing homes, seasonal cabins, <br />boarding or rooming houses, tourist homes or trailers. An individual dwelling unit <br />shall have sleeping, sanitation, and cooking facilities that are shared in common <br />by the family (as defined by this ordinance) occupying the dwelling unit. Where <br />other sleeping, sanitation, and cooking facilities are accessible from a portion of <br />the dwelling unit that has its own entrance to the outdoors or to a common interior <br />vestibule or hallway, such separate facilities shall constitute a separate dwelling <br />unit. <br />64. Efficiency Apartment. A dwelling unit consisting of one (1) principal room <br />exclusive of bathroom, hallway, closets, or dining alcove. <br />65. Essential Services. The erection, construction, alteration, or maintenance of <br />underground or overhead gas, electrical, steam, or water transmission or <br />distribution systems, collection, communication, supply or disposal systems by <br />public utilities, municipal or other governmental agencies, but not including <br />buildings. <br />66. Equal Degree of Encroachment. A method of determining the location of <br />encroachment lines so that floodplain lands on both sides of a stream are capable <br />of conveying a proportionate share of flood flows. This is determined by <br />considering the effect of encroachment on the hydraulic efficiency of the <br />floodplain along both sides of a stream for a significant reach. <br />67. Family. One (1) or more persons each related to the other by blood, marriage, <br />adoption, or foster care, or a group of not more than three (3) persons not so <br />related maintaining a common household and using common cooking and kitchen <br />facilities. <br />90, -7 <br />- 4 0 - <br />
