E. Screening. Except in the case of multiple dwellings all loading areas shall be screened <br />and landscaped from abutting and surrounding residential uses in compliance with Section <br />903.020.G. of this Ordinance. <br />F. Size. All required loading berths shall be no less than seventy (70) feet in length, ten <br />(10) feet in width, and fourteen (14) feet in height, exclusive of aisle and maneuvering space. <br />G. Number of Loading Berths Required. The number of required off - street loading berths <br />shall be as follows: <br />1. Non - Residential Buildings and Uses. For each building one (1) loading berth, <br />or one (1) berth for each ten thousand (10,000) square feet of floor area. <br />2. Multiple - Family Dwellings. Where such building has ten (10) or more dwelling <br />units, one (1) loading berth per structure. <br />3. When determining the number of off- street loading spaces results in a fraction, <br />each fraction of one -half 0/2) or more shall constitute another space. <br />H. Off - Street Loading Required. Any structure erected or substantially altered for a use <br />which requires the receipt or distribution of materials or merchandise by trucks or similar <br />vehicles, shall provide off - street loading space as required for a new structure. <br />I. Exceptions. Upon the presentation of the City Council of adequate justification, the number <br />and /or length of developed loading berths may be reduced, however, adequate area must in all <br />cases be reserved to comply with the minimum requirements. The City reserves the right to <br />require full compliance on demand. <br />903.070. MOBILE HOMES. <br />A. Mobile homes (used on a temporary or permanent basis) as defined in Section 902 of <br />this Ordinance shall only be permitted within the R -4 Zoning District, except as provided below: <br />1. During the reconstruction of a home that has been damaged or destroyed so as <br />to be uninhabitable, the City Council may grant a non - renewable permit for a period of not to <br />exceed one (1) year for a mobile home in any zoning district. <br />2. The City Council may grant a nonrenewable permit for a period of time not to <br />exceed one (1) year for the temporary use of a mobile home as office space in an "I -1 Zoning <br />District. <br />3. The City Council, at its option, may require a performance bond or other <br />equivalent security in the amount of five ($500.00) dollars prior to permit approval to ensure that <br />the temporary mobile home is removed at the time the permit lapses. <br />4. Mobile Homes and Manufactured Homes shall be subject to the same district <br />regulations of the Zoning Ordinance applicable to single family detached dwellings, provided <br />that: <br />(24) feet in width. <br />a. The structure is an average minimum of twenty-twe-(22) twenty four <br />b. The structure is in compliance with the Guidelines for Manufactured <br />Housing Installations, Inter- national Conference of Building Officials, 1983, and as the same <br />may be amended. <br />- 8 3 - <br />
