February 7, 2012 <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />City of Little Canada Planning Committee, <br />Notification has been made that on February 9 °i the Planning Committee will be reviewing a <br />request for a Variance related to the storage of property in the front yard of 298 Rose Lane. I was <br />previously notified that a Variance request may occur regarding firewood that is currently stored in a non- <br />compliant manner with City Nuisance Ordinance Code 601, but this Variance request lists a wider variety <br />of items as follows: <br />FRONT YARD PARKING and STORAGE: <br />1. Wood pile <br />2. Operational Recreational Trailers <br />3. Recreational Equipment <br />4. Utility Trailer <br />5. Other Related Equipment <br />My opposition to this Variance includes: <br />Item 1 above — The Variance request does not define the amount of wood (i.e. stove, half or full cord) or <br />exact location within the front yard for storage or if property setbacks would be observed. The lot size <br />associated with 298 Rose Lane is 100 ft x 227 ft and has ample area in both side yards to allow for <br />firewood storage. In addition, there appears to be adequate access along the west side of the property to <br />facilitate rear yard storage [see attached photo #1j. <br />Items 2 thru 5 above — the Variance request does not define the specific types, size and quantity of each <br />item. The request also does not identify what locations in the front yard these trailers and equipment <br />would be parked. Allowing such permanent storage would appear unsightly and would become a <br />nuisance. Similar items and storage by the residents of 298 Rose Lane were already removed from the <br />Rose Lane right -of -way in August 2011 [see attached photo #2J. <br />Storage and parking (other than within driveway areas as applicable for vehicle /trailers) in a front yard <br />will have a negative impact to the neighborhood appearance and adjacent property values.
