MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 9, 2012 <br />recommendation relates to the storage of firewood in accordance with City <br />Code requirements. The applicant did not indicate an objection to that <br />requirement. The third recommendation is to limit the length of the boat <br />on a trailer and the utility trailer to 20 feet. The applicant has indicated <br />that he may acquire a new boat at some up that could be up to 30 feet in <br />length. The fourth recommendation relates to screening the storage area <br />from the properties to the north with shrubs at least 24" in height and no <br />more than 4 feet on center. The applicant has suggested that because of <br />the location of the storage area near a road surface and existing trees, it <br />may be difficult to plant a continuous row of shrubs. The Planner <br />suggested that he could work with the applicant to develop a planted <br />screening plan. <br />The Planner then reviewed the proposed findings of fact as outlined in his <br />February 3, 2012 report that would support the approval of the variance. <br />Derek Anderson, 298 Rose Lane, reported that he purchased this property <br />two years ago. He had initially maintained his wood pile in the same <br />location that the previous owner had utilized for 30 years, that is, on the <br />Rose Lane unimproved right -of -way. Anderson reported that he relocated <br />the wood pile to its existing location in order to hide it better from view of <br />neighboring properties. Anderson indicated that he is requesting the <br />Variance in order to continue to store his wood pile in his front yard as <br />well as store a boat with trailer and a utility trailer in this same location. <br />Anderson indicated that he had Frattalone Companies shoot the grades of <br />his property and noted that he has a 15% slope on his west side yard and a <br />1 3% on the east side yard making access to his back yard difficult. <br />Anderson stated that he has a wood - burning furnace he uses to heat his <br />house so he does not have to run his other furnace as frequently. <br />Therefore, he is requesting to be able to store up to 6 cords of wood on his <br />property. Anderson also reported that his current boat and trailer are a <br />little longer than 20 feet, therefore, is requesting to be able to store a boat <br />and trailer up to 30 feet in length on his property. <br />Duray asked about the difficulty in accessing the backyard. Anderson <br />stated that the slopes make this difficult. He also pointed out that he <br />brings wood into the house through the garage; therefore, storing the wood <br />in the front yard is closer and more convenient. <br />Duray indicated that he looked at the property and there is not much room <br />on either side of the house to access the back yard. Anderson pointed out <br />that in the winter months it would be extremely difficult to get wood from <br />the back yard to the front in order to bring the wood through his garage. <br />Barraclough stated that he looked at the property and his concern was with <br />how to screen the storage and suggested that an L- shaped fence may <br />provide better screening than plantings.
