The intent of this condition was to ensure that parts or <br />materials did not become spread around the site uncontrolled. Vehicles or self - powered <br />equipment would not be subject to this type of condition. <br />Summary and Recommendation <br />The applicant's request to exchange bus storage for other unregulated outdoor storage <br />could be accommodated under certain conditions. Requirements made in similar <br />requests have included the following: <br />1. Storage is located only behind the front line of the building. <br />2. Storage is screened from the public street by fencing or landscaping. <br />3. Storage of parts or materials is allowed only within enclosed containers or <br />loaded on pallets or trailers to limit uncontrolled spread. <br />4. Storage is allowed as an accessory use only — businesses or individuals who <br />are not tenants of the principal building are not allowed to utilize the outdoor <br />storage area. <br />With these conditions, the applicant would be able to utilize the site under conditions <br />similar to those applied to other properties in the Ryan Industrial Park. <br />It is noted that the ordinance does not allow Outdoor Storage as a Principal Use, that is, <br />an occupant of a parcel that has no principal occupancy within a building may not <br />merely occupy an outdoor space.
