Joel Hanson <br />From: Joel Hanson <br />Sent: Monday, July 03, 2006 4:35 PM <br />To: Steve Grittman (NAC) <br />Here is the e -mail I promised you on I -1 flex outdoor storage. <br />* Auto Storage - only licensed vehicles (cars, trucks, and trailers) <br />* Auto Storage of Repairables - must be licensed and capable of being repaired to road <br />worthy state. Must not be on property for more than 14 days. <br />* Construction Storage space - black dirt /salt /sand /gravel <br />no fill dirt. Need limitations on amount of storage devoted to these uses <br />* Construction Storage space -- new materials to be installed <br />* Construction Storage space - Equipment and machinery (tractors, dozers, backhoes, <br />paving equipment, etc.) Must be operable and be off site during a majority of - <br />construction season. <br />* No permanent storage in trailers. Any trailers with materials storage must be road <br />worthy, licensed, and leave the property on a periodic basis (i.e. not on property for <br />more than six consecutive months). <br />* Outdoor Storage areas must be located behind principal building, not in required <br />sideyard setbacks, and screened from view of the public right -of -way. <br />* Miscellaneous materials storage must be segregated, organized, containerized and <br />subject to appropriate height limitations as well as provide for access for movement of <br />vehicles between items stored. Containerized items should be stored off the ground. <br />* No hazardous chemicals or substances as defined by Minnesota Statutes XXX.XXX. <br />We also had this one, but I doubt Mr. Rossow will agree to it. <br />* Outdoor storage is limited to the lesser of no more than 25% of approved storage area <br />(behind building and not in required side or rear yard setbacks - access aisles do not <br />count in this calculation) or XX% of building area (range 75% to 100° %). This needs <br />work. <br />* No outdoor storage may be utilized if the owner of the items in not a tenant in a <br />building with a principal use. No pseudo tenants. Lee Rossow would like us to allow <br />outdoor storage to other tenants within Ryan Industrial Park but agrees with not <br />allowing storage for tenants without a legitimate business located in the park. <br />* Lee Rossow also said he painted a date on repairable car and then hauled it out if <br />still there after a set date (he used 6 months). The painted date idea (was painted on <br />rear window and would come off with a razor blade) may be a good monitoring tool. <br />Look this stuff over and let's get something put together. <br />Thanks <br />SE <br />
