SUMMARY DISCUSSION <br />The approach outlined above encourages investment and maintenance of single -, two - <br />family, townhouse, and quadraminium housing stock, but requires compliance with the <br />Zoning Ordinance if major investment occurs. <br />Many communities do not require paving of existing non - conforming driveways, while <br />others have always required that driveways be paved. Some communities allow <br />unpaved driveways for properties without paved streets, on the condition that property <br />owners pave the driveway when streets are paved to the road. While all of Little <br />Canada's streets are paved, the City could consider requiring non - conforming <br />driveways to be paved simultaneous with street improvement projects such as curb and <br />gutter, resurfacing, or reconstruction. <br />The proposed driveway ordinance will establish stronger standards for the construction <br />of driveway and parking surfaces for single - family homes. The proposed non- <br />conforming paving requirements outlined above ensure adequate maintenance of <br />homes while requiring conformance to the Zoning Ordinance for larger investments. <br />The Planning Commission should consider a recommended threshold from the above <br />list for bringing unpaved driveways into conformance.
