July 10, 2006
Mr. Joel Hanson
City Administrator
City of Little Canada
515 Little Canada Road East
Little Canada, MN 55117
Dear Mr. Hanson:
McDonald's USA, LLC
1650 W. 82nd St., Suite 900
Bloomington, MN 55431 -1442
(952) 884 -4355
Fax: (952) 885 -4755
The attached concept illustrates McDonald's proposal for the various
properties that we have been discussing. As we have discussed recently,
McDonald's does not need the entire Oasis property to accomplish our site
plan objectives.
In this scenario, McDonald's acquires 20,700 square feet and relinquishes
27,300 square feet. The city then has a marketable parcel shown as outlined
on the sketch. We propose a trade whereby we give the city the area outlined
in green in return for the areas outlined in yellow; and a direct hamburger
restriction on the area outlined in pink. We believe that this will represent a
win -win that will help everyone accomplish our respective and mutual goals
at this location.
Sincerely,
Pete Sorensen
Area Real Estate Manager
McDonald's Corporation
RECEIVED
.COL i `5 2006
CITY OF LITTLE CANADA - 1 3 -
