The <br />parcel borders the south boundary of the large pond and wetland complex, known as <br />Black Tern Pond. <br />Development is shown in two areas, with the primary area south of the pond with <br />access from Spruce Street. This area includes a two story office building and a shop <br />building, with a future expansion of the storage /shop building to the west. A great deal <br />of outdoor storage of equipment is also proposed for the site. The second portion of the <br />site is adjacent to Rice Street, containing two buildings and an outdoor storage and <br />vehicle parking area. <br />The PUD was reviewed and approved in 2001 with a number of conditions. The <br />applicant has now submitted supplemental information to satisfy the conditions of the <br />original approval. <br />ANALYSIS <br />Zoning, The applicant applied for PUD zoning in June of 2001. However, according to <br />City records, a conditional use permit was obtained for the PUD on the Rice Street site, <br />but the site retained its B -3 Zoning. The applicant is now applying for a rezone for the <br />entire site to PUD, Planned Unit Development. <br />
