IG�RIt1G -ASSACI-AT -S <br />December 14, 2006 <br />File No. 120081E-0240 <br />Honorable Mayor and City Council <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />SUBJECT: CANADIAN WOODS DEVELOPMENT <br />CITY OF LITTLE CANADA <br />11111k 1104111 <br />Dear Mayor and Council Members: <br />We have received the revised submittal items for the Canadian Woods development, The <br />submittal documents were prepared by Plowe Engineering, Inc. and E.G. Rud & Sons, Inc. and <br />included plans with a revision date of November 27, 2006 and a preliminary plat dated <br />November 21, 2006. Also included in the submittal was an aerial with topographic shots <br />representing the outlet for the stormwater pond. Based upon our review we would offer the <br />following comments. <br />Grading, Drainage, and Erosion Control Plan <br />1. The submitted plan includes information and details on the retaining wall along the <br />north side of the development. The wall is located approximately 4 -feet from the <br />north property line and is proposed to be constructed from Keystone modular block. <br />Construction of the wall must be completed entirely on the development property or <br />proof of easement must be provided for its construction. <br />2. The configuration and possibly the size of the stormwater pond and infiltration pond <br />have been revised from the previous submittal. New storm water calculations must <br />be provided for the new pond configuration. In addition a 10 -foot access path <br />around the ponds must be provided for future maintenance. <br />3. The Developer has indicated that the development meets the watersheds 75 -foot <br />average no disturb buffer requirements. It is assumed that the silt fence line <br />represents the no disturb boundary, but a clarification of the boundary location <br />should be provided on the grading plan. <br />Lift Station Detail Sheet <br />1. The Developer's Engineer is currently working on the electrical plan for the lift station <br />and will be providing those prior to final plan approval. <br />2. The final lift station plan should provide a paved area around the lift station for <br />access from the street to the lift station with a City truck for maintenance and access <br />to the wet well to pull the pumps. <br />Z: \PROJ \120081 E - Canadian Woods \0240 \Itr - 121406- CC.doc <br />
