MINUTES <br />CITY COUNCIL <br />NOVEMBER 20, 2006 <br />DECEMBER Blesener announced the following Council meeting schedule for the <br />MEETING month of December: <br />SCHEDULE <br />Truth In Taxation Hearing — Monday, December 4th, 7:00 p.m. <br />Regular Council Meeting — Wed., December 20`h, 7:30 p.m. <br />RRIMINARY Mayor Blesener opened the Public Hearing to consider the Preliminary <br />Plat for Canadian Woods consisting of eight single - family lots as well <br />CANADIAN as a Variance for cul -de -sac length exceeding the 500 foot maximum <br />WCbDS'`" allowed by City Code. Blesener noted that the City Planner and the <br />Planning Commission have recommended approval of the Preliminary Plat <br />and the Variance subject to compliance with the recommendations of the <br />City Planner, City Engineer, and Watershed District, subject to <br />compliance with the recommendations of the Parks & Recreation <br />Commission, and subject to the satisfactory resolution of the use of Outlot <br />B. <br />Pat Johnson, developer of Canadian Woods, reported that the plat will <br />comply with the recommendations of the City Engineer and City Planner. <br />He also noted that the holding pond will be reshaped to comply with the <br />Planner's recommendation. Johnson noted that he will incorporate Outlot <br />B into Lot 7. Johnson noted that he plans to retain that lot and build his <br />own home; therefore, is incorporating Outlot B into this property. <br />Blesener asked about Outlot A. Johnson indicated that he would like to <br />construct a monument sign on Outlot A, and could form a homeowners' <br />association to address the ownership and maintenance of Outlot A. The <br />City Planner indicated that the City has been requiring the common <br />ownership of outlots by homeowners' associations to ensure that these lots <br />are maintained and do not go tax - forfeit. <br />Allan asked if the City Engineer has received all the necessary information <br />relative to this preliminary plat. The Engineer replied that he has received <br />everything except for an aerial that shows the overflow path for the <br />holding pond. The Engineer stated that given the debate that has <br />surrounded drainage in this area, he would like to have this aerial for <br />review prior to action on the preliminary plat. Allan agreed, and felt that <br />given the history with contingent preliminary plat approvals, action should <br />be tabled on the plat until all the needed information is submitted and <br />reviewed. Allan felt that this aerial will answer a lot of questions for the <br />surrounding property owners. <br />2 <br />
