Johnson reported that the City Engineer requested that his surveyors determine where drainage is flowing. A topographical survey was done and it was determined that drainage flows into the Sculley property and eventually into Kohlman Lake. Johnson reported that drainage would continue to flow this same direction. However, the Canadian Woods plat would not create any more wetland area for Mr. Sculley. The holding pond that would be constructed would be adequate to handle a 100 -year storm. Duray noted the City Planner's comments about creating a different design for the holding pond that would work better with the lay of the land rather than having a rectangular shape. Knudsen noted that a rectangular shape for the holding pond does not have a natural feel. Johnson indicated that the rectangular shape makes Lots 6 and 7 more usable, but agreed that the shape of the holding pond could be modified. Knudsen also suggested that natural landscaping be added around the pond. Johnson agreed to make this change. Johnson pointed out Outlot A proposed on the Canadian Woods plat and indicated that he is planning construction of a Canadian Woods monument sign on that outlot. It would be his intention to dedicate this outlot to the City. The City Planner indicated that the City has regulations on residential monument signage. He also indicated that it is unlikely that the City would want Outlot A given the associated maintenance issues. Knudsen asked when the status of Outlot B will be known. Johnson hoped to have some answers about Outlot B within the next couple of weeks. He indicated that if it does not work to subdivide Outlot B for sale to the adjacent Maplewood property owners, he would extend the lot lines for Lots 6 and 7 enlarging these lots to encompass the area of Outlot B. Socha asked how Outlot 13 is accessed. Johnson noted that even though there is a wetland delineation on and adjacent to most of Outlot 13, you can walk to the property. Duray asked what type of vegetation exists on Lots 4 through 7. Johnson estimated that there are about 20 trees on these lots, most of which are in the wetland area, therefore, will not be disturbed. Johnson stated that for the most part these lots are grassy, open space. Duray hoped that as many trees would be saved as possible. Johnson agreed. 3
