The property is zoned R -B, Residential Business. <br />Commercial uses in the R -B zoning district are allowed by Conditional Use Permit, and <br />by expanding the building space on site through the addition of a 1,200 square foot <br />accessory building, require a second Conditional Use Permit to accommodate the <br />change in the site plan from the existing condition. <br />The proposed use of the building would be office, with retail sales area on the main <br />floor, and storage in the remainder of the building. The applicant has stated retail hours <br />in his application, with the primary season being from April through September, and <br />lesser hours in the winter months. The relevant CUP clauses in the R -B District are as <br />follows: <br />12. Medical offices and clinics, dental offices and clinics, professional offices and commercial <br />(leased) offices, veterinary clinics (not including outside kennels) and funeral homes and <br />mortuaries, provided that: <br />I. The site and related parking and service entrances are served by an arterial or collector <br />street of sufficient capacity to accommodate the traffic which will be generated. <br />2. Adequate off-street parking is provided in compliance with Section 903.050 of this <br />Ordinance, <br />3. Adequate off-street loading is provided in compliance with Section 903.060 of this <br />Ordinance. <br />6 <br />
