The property is zoned R -B, Residential Business. Commercial uses in the R -B zoning district are allowed by Conditional Use Permit, and by expanding the building space on site through the addition of a 1,200 square foot accessory building, require a second Conditional Use Permit to accommodate the change in the site plan from the existing condition. The proposed use of the building would be office, with retail sales area on the main floor, and storage in the remainder of the building. The applicant has stated retail hours in his application, with the primary season being from April through September, and lesser hours in the winter months. The relevant CUP clauses in the R -B District are as follows: 12. Medical offices and clinics, dental offices and clinics, professional offices and commercial (leased) offices, veterinary clinics (not including outside kennels) and funeral homes and mortuaries, provided that: I. The site and related parking and service entrances are served by an arterial or collector street of sufficient capacity to accommodate the traffic which will be generated. 2. Adequate off-street parking is provided in compliance with Section 903.050 of this Ordinance, 3. Adequate off-street loading is provided in compliance with Section 903.060 of this Ordinance. 6
