MINUTES <br />PLANNING COMMISSION <br />JULY 14, 2011 <br />LLC with the State of MN and the address of this business is 209 Ryan <br />Drive. <br />Duray felt that the variance request was a reasonable one given the lay out <br />of the property, there is no room for outdoor storage behind the building, <br />the security risks in Ryan Industrial Park, and the amended variance <br />standards. Hall agreed and felt the storage of the trailer as proposed will <br />not detract from the City's efforts to clean up the area. Fischer agreed, <br />and noted the reduced variance standards. Fischer stated that the crime <br />rate in Ryan Industrial Park is disappointing. He pointed out that business <br />owners coming before the Commission with various requests almost <br />always bring up the crime rate. Murphy agreed with the variance request <br />as well as with the comment that the storage of the trailer in the front yard <br />would not detract from the City's efforts in cleaning up the park. <br />Duray recommended approval of a Variance from the front yard setback <br />requirements to allow the outdoor storage of a large trailer in the front <br />yard on a seasonal basis for 209 Ryan Drive, Roger Stanke, subject to <br />compliance with the recommendations of the Code Enforcement Officer <br />as outlined in her report dated July 8, 2011 and subject to the following <br />findings of fact: <br />1. Outdoor storage is currently approved up to the 40 foot front yard <br />setback on both side yards of the property. This trailer is proposed to <br />be set back 40 feet from the front yard property line. That is consistent <br />with the previously approved CUP for this property. <br />2. Granting of this variance is consistent with the Comprehensive Plan <br />and Zoning Ordinance. <br />3. Relocation of the trailer is not practical due to security or <br />maneuverability issues on the site due to the irregular shape and <br />shallowness of the lot which are unusual for an industrial lot. <br />4. This site has a limited rear yard due to its shallowness which makes <br />storage in this area impossible. <br />5. Granting of this variance will not alter the essential character of the <br />locality. <br />Motion seconded by Hall. <br />Motion carried 4 — 0. <br />- 6 - <br />11 <br />
