Shoreland District: The shorelands of the City of Little Canada are hereby designated <br />as a Shoreland Overlay District. The purpose of the Shoreland Overlay District is to <br />provide for the wise utilization of shoreland areas in order to preserve the quality and <br />natural character of these protected waters of the City. <br />1. Permitted Uses. All permitted uses allowed and regulated by the applicable <br />zoning district as indicated on the official Zoning Map of the City. <br />2. Conditional Uses. All conditional uses and applicable attached conditions <br />allowed and regulated by the applicable zoning district underlying this <br />Shoreland District as indicated on the Official Zoning Map of the City. <br />3. Substandard Uses. Any uses of the shorelands in existence prior to the date <br />of enactment of this Ordinance which are permitted within the applicable <br />zoning district, but do not meet the minimum lot area, setbacks or other <br />dimensional requirements of this Ordinance are substandard uses. However, <br />structural alterations which substantially increase the substandard dimension <br />may not be allowed. <br />a. Deck additions may be allowed without a variance to a structure not <br />meeting the required setback from the ordinary high water level if all <br />of the following criteria and standards are met: <br />(1) <br />The structure existed on the date the structure setbacks were <br />established; <br />(2) A thorough evaluation of the property and structure reveals no <br />reasonable location for a deck meeting or exceeding the <br />existing ordinary high water level setback of the structure; <br />(3) The deck encroachment toward the ordinary high water level <br />does not exceed fifteen (15) percent of the existing setback of <br />917 -2 <br />- 1 5 - <br />
